Not All Agents Are Created Equal

In the world of Toronto real estate, with over 90,000 realtors (not kidding 😳), it’s fair to say that not all agents are created equal.

When I have the pleasure of working with a true professional on the other side, it enhances the experience for all parties, regardless of whether I’m representing the buyer or the seller. If we fail to remember that, even though we are at opposite ends of the table, we are ultimately on the same side and have the same goal in mind, we may not be in this business for the right reasons or with the best attitude.

Recently, I listed a property, and while we did not set an offer date, we ended up receiving three offers. Two of the offers were very close, so we sent both back for “improvement” on their price. When we received both improved offers, my clients chose the one they felt was better for them and their circumstances. While it could have gone either way, I was secretly happy when I knew the clients of the agent who was a delight to work with ended up buying the house. This wasn’t because I knew them or had any connection to their agent. It was because the agent was professional, ethical, respectful, and knowledgeable.

We don’t get to choose the agents we encounter. Sadly, many agents don’t benefit from the training, expertise, and camaraderie we at Sotheby’s and other high-level, full-service brokerages offer.

Through over 20 years of real estate experience, coupled with extensive negotiation training, I’ve learned that a successful outcome is usually guaranteed when the negotiation between the parties is collaborative rather than combative and competitive.

Additionally, an agent who is rude and disrespectful may influence the sellers’ decision on whether they sell their house to that agent’s clients. It raises concerns about how qualified the buyers are and whether they can close the transaction. There is more to this than meets the eye.

Having a good reputation among my peers is something I hold dearly. Being respectful to all parties involved in the transaction is crucial in holding myself accountable to my values and fulfilling my fiduciary duties to my clients.
