It’s that spooky time of year, and while Halloween is great for a few fun frights, your real estate decisions shouldn’t be one of them. Don’t let the fear of market timing turn you into a “scaredy cat”! Consider these facts:

Many would-be buyers are sitting on the fence, waiting for interest rates to drop. Rates are dropping! We’ve just had a .50 basis point cut, and there will likely be another rate cut in December – all good news.

Here’s what I say: don’t make the mistake of waiting until spring, expecting lower interest rates and a hotter market. The media might wait until spring to tell you it’s a good time to buy, but this window of opportunity will be gone by then. Here’s the trick (and treat) you need to know:

Less Competition, More Options
Unlike the bustle of years gone by, this fall has been quiet. There are lots of listings and not that much activity. I haven’t seen many mad rushes despite the recent rate reductions. Fewer buyers mean less competition, so properties currently on the market are prime for being scooped up. You’ll have a better chance of landing a home without getting caught in multiple-offer bidding wars that will be all too common come spring.

Potential for Negotiation
Sellers with properties still on the market may be motivated to make a deal, especially with fewer buyers. With the right agent by your side, this season presents a unique opportunity to negotiate favourable terms that might be off the table in a busier market.

Beat the Crowds
The spring market may bring more buyers, but that also means higher prices as demand rises. By purchasing now, you’re getting a head start, locking in a deal before others flood back into the market. It’s a classic case of zigging when others zag – don’t follow the herd.

Lock in Your Home, Not Your Rate
Even if rates are higher than they might be in the spring, a savvy mortgage broker will guide you into a variable-rate mortgage until the time comes to lock in. Securing the right home now means you’ll be less driven by a FOMO mentality than in a crowded market where you must act fast.
