I’m Thinking Of Buying, Should I Get An Inspection?

Screen Shot 2014-05-22 at 2.43.26 PMDo you want to know if there’s anything wrong with the house you’re buying before you buy it? If so then you should have an inspection performed before you buy.  I almost always recommend an inspection to my clients have one done.

The cost of a professional  inspection is usually around $500 and takes about 4 hours. They will cover the entire home, inside and out!  Roof, exterior structure, plumbing, electrical, furnace, and much more!  You will be there for the inspection so the inspector will go through the house with you piece by piece and explain everything.

Inspections often pay for themselves. Let’s say  you’ve already made an offer and it’s conditional on inspection. You’ll usually  have 5 days to have the inspection performed and after that you’ll get a detailed report on the home.  The report will tell you where the problem areas are, how urgently they need to be addressed and how much they will cost to fix!  From that there is often some room for negotiation on the price. Let’s say the home needs $5000 worth repairs. You would then have the ability to try and negotiate your price $5000 lower.  It’s up to the seller if they want to sell for $5000 lower but you now have a professional inspection report to back your cause.

In the event that the inspector can’t find anything wrong with the home, you should be happy! Now you know the exact condition of your home and it would be a wise choice to purchase a home that needs no work done. In my opinion knowing that is worth $500, especially when you’re talking about one of the biggest purchases of your life.

The only time I feel an inspection is NOT necessary is if you are purchasing a newer condo because there’s often not much to inspect.

Sometimes the sellers will have an inspection performed before they list their property and provide it to anyone interested.  In this case I would make sure the report is done by a reputable inspector and request a copy.
