Get Your OWN Agent!

The recently aired  CBC Marketplace show entitled “How Some Agents Break The Rules” highlights the perils of buying a home through the listing agent particularly in multiple offer situations.  It’s worth watching if you haven’t seen it.
Here are just a few reasons why you need to get your own agent.

1) You won’t save any money by working directly through the Listing Agent. The Seller and the Listing Agent are the ones who benefit, not you.

2) There are huge liability issues – are you interested in getting into a court case?  A Listing Agent must disclose all factors which might affect a Buyer’s decision to buy. Motivated by money, an unethical Listing Agent may withhold information which could cause you thousands of dollars and umpteen headaches down the road. And then of course there’s the court case…

3) If the Listing Agent isn’t willing to be honest with the Seller whose interests they are supposed to be protecting, then do you really think they’ll be honest and fair with you on the most expensive purchase you’ll likely ever make? The world is small and a Seller will find out that there may have been higher offers from other agents.

Not all agents are unethical. In fact, most are not. Remember – a good agent with a good reputation will refer you to another agent to represent you and will keep the entire transaction at arms length so as not to taint the offer process.
